If you have been searching for an office space in Nairobi, you most likely have come across the term Grade A office.

It is used as a marketing phrase by most companies managing office spaces to show the type of office it is.

But what actually makes an office Grade A?

A Grade A office is generally considered to be one of the better quality office spaces available in a particular market.

It combines a good location with modern building design, quality finishes, reliable building services, security, parking, and facilities that meet the expectations of larger corporate and professional tenants.

There is no single feature that automatically makes a building Grade A.

It is the combination of several factors that matters.

With that said, there is no formal certification to show that an office is Grade A. Real estate professionals use a guide based on the services and build quality to determine this.

So, it is a somewhat subjective marker, and it also varies from market to market; that is, what is considered Grade A in Nairobi might not be considered Grade A in New York or Dubai.

And in Nairobi, the term is becoming increasingly important as the city develops more modern commercial buildings aimed at multinational companies, financial institutions, professional firms and other businesses looking for high-quality workspace.

What makes an office Grade A?

When property professionals describe an office building as Grade A, they are generally looking at several things.

1. Location

Location is one of the biggest factors.

A Grade A building will normally be in a well-established or strategically important commercial area with good access to major roads, public transport, amenities and other businesses.

In Nairobi, this includes areas such as Westlands, Upper Hill, Riverside, Kilimani and parts of the CBD.

Westlands, in particular, has developed into one of Nairobi's strongest office markets and has a large share of the city's Grade A office stock.

The location is important because an office is not just a place where employees sit and work. It is also an address for the business.

For companies that regularly receive clients, investors or international visitors, being in a recognised commercial location can matter.

2. Modern building design

Grade A offices are usually found in modern buildings designed specifically to accommodate contemporary businesses.

You will typically see modern facades, well-designed reception areas, quality common areas, efficient floor layouts and larger floor plates that can be configured according to a tenant's requirements.

Buildings such as GTC Tower, Britam Tower, One Africa Place and Prism Tower are examples of the type of modern commercial developments commonly associated with Grade A office space in Nairobi. Knight Frank, for example, describes GTC Tower as a landmark Grade A office development with large, flexible floor plates.

The design is not simply about making the building look impressive. It should also make the office practical to use.

3. Reliable building services

A beautiful building is not necessarily a good office building.

For a business, what happens behind the scenes is as important.

Grade A offices generally have reliable building services, including things such as:

  • Backup power

  • Reliable water supply

  • Air conditioning

  • High-speed lifts

  • Fire detection and suppression systems

  • Modern security systems

  • CCTV

  • Controlled access

  • Professional building management

  • Reliable internet and telecommunications infrastructure

The aim is to make sure that the building can support businesses with minimal disruption.

This is particularly important for companies where even a few hours of downtime can affect employees, customers or operations.

4. Parking and accessibility

Parking is another major consideration in Nairobi.

A premium office building is expected to provide adequate parking for tenants and visitors, although the amount available varies from building to building.

Accessibility also matters.

An office may have excellent interiors, but if getting there is difficult for employees and clients, its location becomes less attractive.

This is one reason areas such as Westlands and Upper Hill have remained popular office destinations.

Their proximity to major roads and other commercial amenities makes them convenient for businesses.

5. Security

Security is another important part of the Grade A experience.

Modern office buildings typically have controlled access, CCTV surveillance, security personnel, visitor management systems and other measures designed to protect tenants and visitors.

For companies handling sensitive information, valuable equipment or large numbers of employees, security can be a major factor when choosing an office.

6. Quality of the common areas

Sometimes the difference between an ordinary office building and a premium one becomes obvious before you even enter the office itself.

Look at the reception.

Look at the lifts.

Look at the corridors, washrooms, parking areas, and entrances.

Grade A buildings generally invest heavily in these shared spaces because they form part of the experience for both employees and visitors.

This is also where professional property management becomes important. A modern building can quickly lose its appeal if common areas are poorly maintained.

Does Grade A mean the office is expensive?

Not necessarily, although Grade A offices will often command a premium compared with older or lower-grade buildings.

You are paying for more than the physical office.

You may also be paying for the location, building services, security, parking, maintenance, amenities, and the overall quality of the working environment.

The rent, therefore, needs to be considered alongside the service charge and other costs.

For a small business, a Grade A building may not always make financial sense.

For a multinational law firm, financial institution, or company that frequently hosts clients, however, the additional cost may be justified by the quality of the address and facilities.

Grade A does not necessarily mean the newest building

This is another common misconception.

A building does not have to have opened yesterday to qualify as Grade A.

A well-maintained building with strong building services, modern facilities, and a competitive location can continue to offer Grade A quality even after several years.

At the same time, a newly completed building is not automatically Grade A simply because it is new.

The quality of the building, its specifications, location, management, and facilities all matter.

Some examples of Grade A offices in Nairobi

Nairobi has several buildings that are commonly positioned within the Grade A office segment.

GTC Tower in Westlands is one of the clearest examples, and probably one of the best office spaces you will see in Nairobi. I will attach some photos in the article link just below.

Britam Tower in Upper Hill is another prominent example. The 31-storey building has become one of Nairobi's best-known commercial landmarks and offers premium office space.

One Africa Place in Westlands is another modern office development that has been part of Nairobi's Grade A office market. It offers flexible business accommodation and is located along Waiyaki Way.

Prism Tower in Upper Hill is also widely associated with premium Grade A office space. The building combines modern offices with facilities such as high-speed lifts, backup power, air conditioning, parking and modern security systems.

There are many other buildings across Nairobi that fall into the Grade A or premium office category.

What should you check before renting a Grade A office?

The Grade A label is useful, but it should not be the only thing you consider.

Before signing a lease, look at the actual building and ask questions about:

  • Monthly rent

  • Service charge

  • Parking charges

  • Backup power

  • Water supply

  • Air conditioning

  • Internet connectivity

  • Lift capacity and waiting times

  • Security

  • Fire safety

  • Accessibility

  • Available amenities

  • Lease terms

  • Fit-out requirements

It is also worth visiting the building during normal working hours.

A building can look impressive in photographs, but the experience can be very different when you see traffic around the area, parking availability, lift queues and the general movement of people.

Is a Grade A office right for your business?

That ultimately depends on what your business needs.

A large company that receives international clients may place a lot of value on a premium address, modern reception and corporate facilities.

A growing startup may care more about flexibility and keeping its overheads low.

Another business may prioritise location because most of its employees commute from a particular part of Nairobi.

There is therefore no universal answer.

The best office is not necessarily the most expensive one. It is the one that gives your business the right combination of location, quality, facilities and cost.

And as Nairobi's commercial property market continues to develop, there are more options for businesses looking beyond the traditional CBD office.
